- Status: Under Construction – Opening Fall 2025
Harbourview Terrace is a 6-storey modern apartment building designed for comfort, sustainability, and community. Located in a growing neighbourhood near Harbourview Park, the building will offer a mix of one, two, and three-bedroom units, generous green space, and professionally managed living tailored to today’s renter.

What's Changed?
Previous Plan
- Building was situated as close to Hydro Easement as possible, residents on St Mortiz expressed their concerns
- Building had two rooftop terraces, residents had expressed concerns
- Both approaches into the parking lot were on DeVries Avenue. Residents concerned with additional traffic created by the new development.
- There were no property restrictions made public and no variances required for parking within the setbacks
- Residents expressed concerns about headlights pointing toward their property and the street
Current Plan
- Building shifted away so it is now over 60’ away from Hydro Easement and further away from residents on St. Mortiz, shadow study plan and building height implications are now improved, as illustrated in our amended submission.
- Both of the rooftop terraces have been removed, emphasis is now on the courtyard / ground level gathering spaces
- City of Winnipeg requested one of these approaches be located on Sun Valley, in alignment with Alberhill Crescent. Parking lot layout revised accordingly. Less vehicle congestion at Sun Valley / DeVries intersection.
- City of Winnipeg introduced a ‘no-build zone’ for a possible future intersection improvement at Sun Valley and DeVries. This delayed us 6 months. The project now requires variances to main 1.5 stall / unit ratio and to avoid residents parking on the neighbouring streets.
